There are plenty of ways to go about getting a good home, and many people make mistakes. Since this is an important part of your life, a simple, step by step guide can help. This will ensure that you don't make some of the common mistakes, and that you get through the process without losing your sanity. And that's exactly what you are going to find in this article.

The first thing to do is figure out how much you can afford. Take the amount of your gross monthly salary, and multiply by .33. This is the most money you can afford to spend on all your debt. Subtract out your car loan, credit card bills, and any other loans, and that's the amount you'll be able to afford on your monthly mortgage. Then plug that amount into a mortgage calculator, and this is how much house you can afford.

The next step is to get pre approved. This means a bank will look into all your financial history, and pre approve you for a certain loan amount. Knowing this before you go shopping will help you stay within your budget.

Next is to find a decent real estate agent. Make sure to find somebody with experience, and that can work with you. Don't get an agent that is so hungry for their first sale that they'd be happy to put you into any home at all.

Now you've got an agent, and an idea of what you can afford, it's time to start writing down what's important to you in a house. How big, how many rooms, how old, things like this. Make your list, and stick to it.

Now's the time to choose the neighborhoods you'd like to live in. List as many as possible, and make sure they satisfy all your criteria.

Next, call your real estate agent and visit the homes you like most. Take your time, ask plenty of questions, and keep your criteria in mind.
